Where to Live
Communities Around Quantico
Each town around the base has its own character and trade-offs. Here is how they compare.
Triangle
The closest community to the main gate, sitting right on US-1. A five to ten minute drive to the gate makes it the easiest commute in the area, with a mix of townhouses and single-family homes.
Best for: shortest commuteDumfries
Just north of Triangle on US-1, Dumfries offers more options for the same easy access, including newer neighborhoods along the Route 1 corridor and quick runs to base.
Best for: value + convenienceStafford County
Directly south of the base, Stafford is where many Quantico families land. Aquia Harbour and Falmouth are perennial favorites for water views, good schools, and space, with a commute that crosses into the base at the south gate.
Best for: space + schoolsWoodbridge
Ten to fifteen miles north along I-95, Woodbridge offers more amenities, bigger shopping, and easy highway access. The trade-off is a longer drive to the gate in morning traffic.
Best for: amenitiesManassas
West of the base, Manassas and Manassas Park are a reasonable commute for some families and put you close to Old Town Manassas, VRE rail access, and a very different small-city lifestyle.
Best for: small-city charmOccoquan & Lake Ridge
Picturesque Occoquan and the planned Lake Ridge community sit north of the base along the Occoquan River, with trails, waterfront, and easy I-95 access for the Pentagon crowd.
Best for: scenery + commutesCommute
Getting to Base, DC, and the Pentagon
The base sits on US-1 between I-95 exits, so most commutes start on Route 1 or 95. From Triangle, the main gate is a five to ten minute drive. From Stafford, the south side of the base is minutes away, and much of the commuting crowd here avoids the worst of I-95 entirely.
For the Pentagon and DC, expect roughly 35 to 50 minutes in light traffic, stretching to 60 to 90 minutes in rush hour. Many families use the Virginia Railway Express (VRE) from stations in Woodbridge, Quantico, and Stafford, or the HOV and slug lanes on I-95. If a spouse or service member works at the Pentagon, factor those extra minutes into neighborhood choices.
Schools
School Districts Around the Base
The Quantico corridor splits between two well-regarded systems. The Prince William County side, including Triangle, Dumfries, and Woodbridge, feeds into Prince William County Public Schools. The Stafford side feeds into Stafford County Public Schools, where Aquia Harbour and Falmouth neighborhoods are especially popular with base families.
School boundaries change, and the "right" school depends on your kids, so we never rely on assumptions. When we look at a specific home, we confirm the exact school assignment for that address before you get serious.
Military families also have access to the school liaison officers at Quantico, who help with enrollment, records transfer, and the transition questions that come with a mid-year move.
Housing
On-Base Housing, Temporary Lodging & BAH
Quantico offers on-base housing through the base's military family housing partner, and there is also the Town of Quantico just outside the gate. Apply for on-base housing as early as you can after orders drop, because waitlists can be long depending on rank and family size.
For temporary lodging, the base has its own guest housing, and hotels along US-1 in Triangle and in Stafford and Woodbridge are common landing spots while a house or apartment is finalized. Book temporary lodging the same week you receive orders if you can; peak PCS season (May through August) fills up fast.
BAH is set annually by the Department of Defense using the ZIP code of your duty station, and it is tax-free. We look at the actual BAH rate for your rank and dependency status when we compare neighborhoods, so the numbers are grounded in what you will actually receive.

Quantico FAQs
Answers Before You Ask
Where do most families live when they PCS to Quantico?
Most Quantico families choose Triangle or Dumfries for the shortest commute, Stafford County for more space and strong schools, or Woodbridge for amenities. There is no single right answer; it depends on your rank, budget, schools, and how far you are willing to drive.
How long does it take to commute from Quantico to DC or the Pentagon?
Quantico is about 35 miles south of Washington, DC. In light traffic, the Pentagon can be reached in roughly 35 to 40 minutes, and DC in 45 to 50 minutes. In rush hour, both can stretch to 60 to 90 minutes, which is why many commuters use the Virginia Railway Express or slug lanes on I-95.
What schools do Quantico area families use?
Families on the Prince William County side of the corridor attend Prince William County Public Schools, including the Triangle and Woodbridge areas. Families south of the base attend Stafford County Public Schools. School boundaries vary by neighborhood, so we always confirm the exact assignment for a specific home before you commit.
Should I buy or rent on my PCS to Quantico?
It depends on your orders, your tour length, and your long-term plans. With a VA loan, buying can build equity even on a shorter tour, and you can rent the home out later in many cases. Renting makes sense when you want flexibility or a quick move. We can run the numbers for your specific situation.
