Home Buying for Those Who Served

This hub is where military families and veterans start: how VA loans work, how to buy from out of state, how to pack up and sell before orders, and which resources help spouses and kids through the transition. You served. The home-buying side should be the easy part.

VA Loans

How the VA Loan Works

The VA-backed loan is one of the strongest home-buying benefits a service member or veteran can carry. Here are the essentials, straight from the rulebook.

No down payment required

The VA program does not require a down payment on a VA-guaranteed loan, and there is no private mortgage insurance (PMI). For many military families, that is the difference between buying now and waiting years.

A one-time funding fee, often waived

Most VA loans include a funding fee based on your down payment and whether it is your first use. The fee can be financed into the loan, and it is waived entirely for veterans receiving VA disability compensation (at any rating), surviving spouses on DIC, and active-duty Purple Heart recipients.

A reusable, lifetime benefit

The VA loan is not a one-and-done perk. Once a prior VA loan is paid off and your entitlement is restored, you can use the benefit again. With enough remaining entitlement, some buyers even hold more than one VA-backed loan at a time.

Certificate of Eligibility first

The process starts with a Certificate of Eligibility (COE), which your lender can usually pull electronically. Veterans, active duty, Guard and Reserve members, and some surviving spouses may be eligible.

Loan amounts, rates, and lender requirements vary, so the numbers that matter are the ones a local NOVA lender quotes for your certificate of eligibility, credit profile, and target market. I work with military-friendly lenders every cycle and can make the introductions.

PCS Buying & Selling

Tips for Buying and Selling on Orders

Start the pre-approval before you search

A VA loan pre-approval tells you your number, and it shows sellers you are serious in a competitive market. It also flags any credit or income paperwork to fix early.

Match the timeline to your orders

Work backward from your report date: offer, inspection, appraisal, closing, moving. Even a 30-day military clause in your contract protects you if orders change the date.

Buy before you move, or plan a rental gap

Many PCS families buy from their current station and arrive to a finished house. Others rent for a year to learn the neighborhoods. Both are valid; the key is deciding early and planning the overlapping costs.

Have an exit strategy for the old home

Whether you sell, rent it out, or use a military property manager, know how the old home is handled before you sign anything on the new one.

For the Whole Family

Military Spouse & Family Resources

A PCS is a family event. These are the official programs that make the transition easier for spouses, kids, and families with special needs.

Military OneSource

The DoD gateway for relocation counseling, moving resources, spouse employment tools, and confidential support, available to every service family at every stage.

Installation family support

Both Quantico and Fort Belvoir run family support and relocation assistance programs, including briefings, newcomer orientation, and spouse employment help.

School liaison officers

The school liaison at your installation helps with enrollment, records transfer, and advocating for military-connected students in the local school division.

EFMP coordination

The Exceptional Family Member Program clears family medical and educational needs with the gaining installation, which is a critical early step for many PCS moves.

FAQs

Military Buyer Questions

How does a VA loan work for a PCS buyer in Northern Virginia?

A VA loan lets eligible service members and veterans buy with no down payment and no PMI. For a PCS, you get pre-approved before you start looking, shop remotely or in person, and close with a 30-day military clause protecting the timeline. The funding fee applies in many cases but is waived for veterans receiving VA disability compensation and some other situations.

Can I use my VA loan benefit more than once?

Yes. The VA loan is a lifetime, reusable benefit. When you sell a home and pay off the prior VA loan, your entitlement is restored and you can use it again. In some cases you can even hold more than one VA-backed loan at the same time if you have enough remaining entitlement.

Do I need to be physically present to close on a home in Northern Virginia?

No. PCS buyers routinely purchase from another state or overseas. We use virtual tours, video walkthroughs, remote inspections, and remote online notarization (available in Virginia for many documents) so you can close without being in the room.

Can I buy while still stationed out of state, then rent the house later?

Often, yes. VA loans generally require you to occupy the home as your primary residence, but many military families move on after a tour and rent the property out once they have met the occupancy requirement. We structure the purchase with that future in mind where it makes sense.
